More and more NRIs are buying in Bengaluru — to return home one day, for family, or as an investment. Here’s how it typically works.
What you can buy
NRIs can generally buy residential and commercial property in India. Agricultural land, plantations and farmhouses are generally not allowed unless inherited. If a project is sold as “farm land”, check carefully whether you are eligible.
How to pay
- Payments are typically made through NRE, NRO or FCNR accounts, or through inward remittance via normal banking channels.
- Many Indian banks offer home loans to NRIs. Eligibility depends on your income, country of residence and employment.
Power of attorney (POA)
A POA lets a trusted person in India sign documents and handle registration on your behalf. It usually needs to be attested in your country of residence and then adjudicated in India. Keep its scope specific.
Visiting without visiting
We run live video site visits, share walkthrough videos and document packs, and coordinate with your family or representative for in-person steps.
When you sell later
When an NRI sells property in India, the buyer is required to deduct TDS. Repatriation of sale proceeds has its own limits and paperwork. Plan this with a chartered accountant.
How we help
- A shortlist based on your goals, not whatever is being pushed that month
- Video visits and document checks
- Coordination with banks, lawyers and your POA holder
- Updates through construction to handover
