The real cost of buying a home in Bengaluru (beyond the price tag)

Stamp duty, registration, GST, maintenance deposits and the other costs to budget for before you book.

The price on the brochure is rarely what you end up paying. Here are the costs to add before you decide what you can afford.

1. Stamp duty and registration

In Karnataka, stamp duty depends on the property value, and a registration fee is added on top:

Property value Stamp duty
Up to ₹20 lakh 2%
₹21–45 lakh 3%
Above ₹45 lakh 5%

A small cess and surcharge is charged on the stamp duty, and the registration fee is currently 2% of the property value (revised in August 2025). Rates change, so we confirm the current figures for your purchase. Our cost calculator includes them.

2. GST (under-construction homes only)

  • Under-construction homes: GST generally applies — 5% for regular housing and 1% for homes that qualify as affordable housing.
  • Ready homes with an occupancy certificate: no GST.
  • Plots: the sale of land itself isn’t subject to GST, but some development or amenity charges can be. Ask for a clear cost sheet.

3. One-time charges from the builder

  • Car parking (often charged separately)
  • Clubhouse membership
  • Corpus fund or maintenance deposit (often 1–2 years collected upfront)
  • Electricity and water connection charges
  • Legal and documentation charges
  • Processing fee (varies by bank)
  • Legal and technical valuation fees
  • Insurance, if you choose to bundle it

5. After you move in

  • Monthly maintenance
  • Property tax
  • Interiors and furnishing — often underestimated

Our tip: ask every developer for an all-inclusive cost sheet, in writing, before a site visit. It makes comparing projects much easier — and we’re happy to do this for you.
